How to rent out a spare room

$0to list a room on MateHaus

A spare room can help with the mortgage or rent, and the right person can make the home better, not just cheaper. Here's how to do it well.

Check the basics first

  • If you rent, check your lease and get your landlord's or agent's written permission before subletting.
  • If you own, check your insurance and, for apartments, any strata by-laws.
  • Tax: rent you receive is generally assessable income. Check the ATO's guidance or ask an accountant.
  • Rules: renting a room in your own home may be covered by different rules to a standard lease. Check your state or territory's tenancy authority.

Set a fair rent

Look at similar rooms nearby: size, private bathroom, furnishing, parking and whether bills are included all change the price. A fair price fills the room faster than a high one that sits empty.

Write a listing that gets replies

  • Bright, tidy photos of the room, bathroom, kitchen and living areas. Your first photo is the cover.
  • Clear numbers: weekly rent, bills, bond and the date it's available.
  • The household: who lives there, the vibe, and who'd fit in.
  • The deal-breakers: pets, smoking, couples, guests, length of stay.

Choose the right person

Chat first, then meet at an inspection. Ask about work or study, routines, how long they want to stay and what they're like to live with. Agree the rent, bond, bills and notice period in writing, and lodge any bond as your state or territory requires.
