Flatmate wanted: how to list your room for free
A good 'flatmate wanted' listing does two jobs: it shows the room honestly and it tells the right person they'd fit in. Here's how to write one, and how to post it for free.
Before you post
- If you rent, check your lease and get your landlord's or agent's written permission to take in a flatmate.
- If you own, check your insurance and, for apartments, any strata by-laws.
- Tax: rent you receive is generally assessable income. Check the ATO's guidance or ask an accountant.
What to put in your listing
- Bright, tidy photos of the room, bathroom, kitchen and living areas. The first photo is your cover.
- Clear numbers: weekly rent, what bills cover, bond and the date it's free.
- The household: who lives there, routines, and the vibe.
- Who you're looking for: and any deal-breakers, like pets, smoking, couples or guests.
Choosing your new flatmate
Chat first, then meet at an inspection. Ask about work or study, routines and how long they'd like to stay. Agree the rent, bond, bills and notice period in writing before they move in, and lodge any bond as your state or territory requires.
